Don’t forget your pets when selling your home.

Some people just can’t seem to get enough time with pets. In fact, last year, Airbnb began offering a new category to their "Airbnb Experiences" called "Airbnb Animal Experiences." In that subcategory, visitors can choose out of 1,000 (yup—one thousand) experiences involving all types of animals from all over the world. We happen to know of one such Airbnb listing in Piermont, NY which offers guests the pleasure of spending time with their pig. (I guess we’d have to call that an Airbn-P.) Undoubtedly there are many more in the rural reaches of the Hudson Valley.
Most households include a pet of some kind. Sixty-seven percent of U.S. households, or about 85 million families, own a pet, according to the 2019-2020 National Pet Owners Survey conducted by the American Pet Products Association (APPA).

How frustrated buyers can compete in the Hudson Valley's seller’s market.

We’ve been focusing on listing more homes for sale during this seller’s market in the Hudson Valley. Having inventory to sell gives us a distinct advantage in closing more sales and competing successfully. It has also shown us an interesting aspect of human behavior.
When there aren’t a lot of homes to choose and an attractive new one pops up for sale, buyers flock to it in hordes. Unless there is something wrong with the listing (priced too high, poor location, bad condition, etc.) we will see a flood of showing requests in that first“Golden Window” — the period when the opportunity to get the highest price is at its peak (typically the first 14 days a property is on the market).

Comfortably surviving the next power blackout.

Now that it’s too late for nearly all of us affected by the Hurricane Isaias blackouts, we thought it would be good to tell you how to prepare for the next blackout. Power outages can occur in any part of the Hudson Valley, or the world, under any natural and man made circumstance. Below is a list of things you should do while skies are still blue and bright:

With the Covid-19 pandemic stretching out longer than any of us imagined, it is becoming obvious that some of the changes it has caused will be with us for the foreseeable future. Home buyers in the Hudson Valley are clearly re-evaluating their needs. No longer is it necessary to live close to work. Commuting for many will be a thing of the past. Vacation home sellers: Think outside the zip code.

Buyers are looking everywhere for second homes, some planning to turn vacations into stay-cations.
